Council inspection

I did not know that this inspection took place nor did Mr Voukelatos ever mention it to me.  

Leichhardt Compliance Department DQ 1, 181 

“Inspected premises on 18/12/01 with owner Mr Zois Voukelatos. Could not determine any dilapidation previous advised. Engineer report provided.”

Applications for tenancy

The Applications are addressed to L.J Hooker and their proposed usage is for a café or a convenience store.

21.12.01 Mr Ismail to Mr Ketas KM 1, 449

“We would like to express our interest in the shop number 39 Glebe Point RD Glebe.

We believe a supermarket is one of the many successful business opportunities to take place in the area. We are trading rainbow convenience store. We have established two stores and we are looking for more opportunities to expend our businesses.”

“Due to work required renovating and the preparation of the shop. The estimated cost will be between $80,000 to $100,000. Therefore, I offer you the following term for the proposed leased.

$600 Rent per week

Period of lease to be 2 by 5 by 5 years option.

“I would be interested in leasing 39 Glebe Point Road with the following terms,

6 months rent free for period for Council application and construction.

3 months rent free for completion of construction and in case of Council delays

7 years lease + 7 years option @ 1000 pw.”

“I will need to make the lease subject to Council approval for side wall opening and stairs”.

Down Under

Mr Bailey from the Council Compliance Department inspects the premises with Mr Voukelatos and on the advice of the Structural Engineer Mr Johnston that no underpinning of the south wall is required as the wall cracking is more aesthetic than structural the Council will no longer pursue the structural upgrading of the building.

07.01.02 Leichhardt to Mr & Mrs Voukelatos DR 1, 182

"I refer to your meeting and discussion with Council building surveyor Mr Bailey on 18 December 2001 concerning the structural dilapidation of the above premises.

At the meeting you provided Mr Bailey with a copy of the structural engineer Phillip Johnston’s report dated 25 June 2001. The Engineering advice was that no underpinning of the south wall is required as the wall cracking is more aesthetic than structural.

On Phillip Johnston’s advice Council will no longer pursue the structural upgrading of the building.”
